Fanice Keen Apartment Homes LLC (FKAH), a real estate development firm, is revitalizing North St. Louis by transforming vacant buildings into vibrant spaces. This SBA-certified Service Disabled Veteran Owned Small Business (SDVOSB) was founded on September 19, 2021, in Saint Louis, MO.
The mission of FKAH is to revitalize vacant, dilapidated buildings into quality, affordable, and market-rate apartment homes, single-family homes, and shared, supportive housing for underserved populations. FKAH is transforming a vacant, dilapidated apartment building in the Goodfellow Commercial Corridor's West End neighborhood into a mixed-income, intergenerational 26 unit rental apartment building. The space is at 5820-5826 Cabanne Ave, Saint Louis, MO 63112. The apartment homes will provide 1 and 2 bedroom apartments for families with minor children, military veterans, senior citizens 62+, and people living with HIV. More than 70% of the apartments are set aside for military veterans. Two units will be ADA-compliant for residents with mobility impairments, and an additional two units will ADA-compliant for residents with hearing and sight impairments. In May 2023, FKAH acquired site control of this property from a sister company M&C Global Enterprises LLC. In June 2023, award winning architect Karl A. On Sep 13, 2024, FKAH LLC was selected by City of Saint Community Development Administration for $1,000,000 in HOME Investment Partnerships funds for this development.

In June 2025, City Saint Louis Land Clearance and Redevelopment Authority approved the building for tax abatement and identified FKAH LLC as the designated developer for the Cabanne building and the adjacent vacant lot at 5825 Cates Ave, Saint Louis, MO 63112. The lot will be used to create a gated, secure parking lot with electrical vehicle charging stations. This project will create many jobs during construction phase and 4 permanent full time onsite jobs post construction. The onsite staff will include security, tenant engagement, maintenance/grounds upkeep, and a supportive services coordinator. The project will also help fund three part-time executive level jobs.
In June 2025, FKAH LLC signed a MOU with Better Family Life's Community Outreach department for Better Family Life to provide onsite and offsite supportive services for Fanice Keen Apartment Home future tenants. https://www.betterfamilylife.org/
On September 9, 2025, FKAH LLC received and accepted a LOI from Child and Family Empowerment Center (CAFE), in which CAFE agreed to provide addiction recovery and wrap around supportive services for Fanice Keen Apartment Homes future tenants for a 30 year period that begins with the date the first tenant moves into 5820-5826 Cabanne Ave, Saint Louis, MO 63112. https://www.cafestl.org/
In collaboration with community stakeholders and proven development professionals, FKAH has set a goal of creating 200 permanent homes for 400 people by December 31, 2026.
FKAH is excited to share that we are transforming an abandoned church into a Visual & Performing Arts Center at 1914 Union Blvd, Saint Louis, MO 63113 in Union Commercial Corridor's Kingsway West neighborhood. FKAH purchased this property via a tax sale in July 2022. The arts center will also offer etiquette classes, and in honor of the beautiful Samirah LaMillion Simpson-Bey, our founder's 17 year old great neice who died in a car accident on June 30, 2025 while traveling with a classmate who was driving, the arts center will include driver safety.

OUR COVID-19 IMPACT STATEMENT
The impact of COVID-19 on the construction and real estate sectors, particularly the rising costs of construction materials and the challenges faced by businesses in HUD Qualified Census Tracts, has been significant. FKAH recognizes these challenges and is committed to addressing them through targeted initiatives. Firstly, FKAH acknowledges the financial strain of the pandemic on real estate developers and property owners due to the significant increase in construction material costs. This has led to the closure of businesses and halted construction projects, severely impacting property maintenance and development. As part of its response, FKAH plans to collaborate with MBE/WBE small businesses to mitigate the negative impact of COVID-19 on these companies by providing financial support and resources.
In terms of housing communities, FKAH recognizes the exacerbated socioeconomic divisions and increase in homelessness caused by COVID-19. To combat this, FKAH aims to establish housing communities that promote socioeconomic diversity and inclusivity. This includes offering affordable housing solutions and market-rate apartments, all priced at or below HUD Fair Market Rent. FKAH's affordable housing initiatives include creating 200 permanent homes for 400 people by December 31, 2026. This initiative will consist of 50 income-restricted units for low- and moderate-income families and 10 ADA-compliant units, ensuring accessibility for people with limited financial resources and those with disabilities.
