Our team meticulously evaluates each property's potential for redevelopment, ensuring that it aligns with our vision of creating  beautiful & cozy, vibrant, harmonious mixed income communities where socieconomic diverstiy is the norm and housing developments create jobs for residents.

All FKAH LLC communities will include ADA-compliant units for residents who have mobility, hearing, and/or vision disabilities.

FKAH LLC, a real estate development firm, is revitalizing North St. Louis by transforming vacant buildings into vibrant spaces.  This SBA-certified Service Disabled Veteran Owned Small Business (SDVOSB) was founded on September 19, 2021, in Saint Louis, MO. 

 

The mission of FKAH LLC is to revitalize vacant, dilapidated buildings into quality, affordable, and market-rate apartment homes, single-family homes, and shared, supportive housing for underserved populations.  

Fanice Keen Legacy Estates

FKAH LLC is transforming a vacant, dilapidated apartment building in the Goodfellow Commercial Corridor's West End neighborhood into a mixed-income development for households that include a senior citizen 55 years old and older. The parcel is 5820-5826 Cabanne Ave, Saint Louis, MO 63112.  This 98 year old, 3 level, 24-unit, vacant and condemned building will be transformed into twenty-five 1 & 2 bedroom rental apartments for seniors 55+ with household incomes at 80% area median income (AMI), 60% AMI, 50% AMI, and 30% AMI.   The site will include a community space for offices, meetings, and supportive services.    The adjacent vacant lot at 5825 Cates Ave, Saint Louis, MO 63112 will be used to build a new duplex.  The duplex will include two 2bedroom/1.5 bath units for 55+ grandparent headed households with  minor children.  


MHDC Funding Application for Fanice Keen Legacy Estates

In August 2026, FKAH LLC submitted application to Missouri Housing Development Commission (MHDC) & requested funding for the 27 unit affordable housing development. The project is being considered for multiple MHDC funding sources to include Low Income Housing Tax Credits.  For questions regarding the MHDC application, you may contact Marian Coffman at (314)867-7729 and marian@fanicekeen.com.
 

In May 2023, FKAH LLC acquired site control of the parcels from a sister company M&C Global Enterprises LLC.  In June 2023, award winning architect Karl A. Grice joined the project.  https://www.grice-stl.com/

 

Permanent financing assisted by the St. Louis Community Development Administration.

On Sep 13, 2024, FKAH LLC was selected by City of Saint Community Development Administration for $1,000,000 in HOME Investment Partnerships funds for this development.

In June 2025, City Saint Louis Land Clearance and Redevelopment Authority approved the building for tax abatement and identified FKAH LLC as the designated developer for the Cabanne building and the adjacent vacant lot at 5825 Cates Ave, Saint Louis, MO 63112.  

 

This project will create many jobs during construction phase and 4 permanent part-time onsite jobs post construction.  The onsite staff will include security, service coordinator/tenant engagement, maintenance/grounds upkeep, and leasing.

In June 2025, FKAH LLC signed a MOU with Better Family Life's Community Outreach department for Better Family Life to provide onsite and offsite supportive services for Fanice Keen Apartment Home future tenants.    https://www.betterfamilylife.org

On September 9, 2025, FKAH LLC received and accepted a LOI from Child and Family Empowerment Center (CAFE), in which CAFE agreed to provide addiction recovery and wrap around supportive services for Fanice Keen Apartment Homes future tenants for a 30 year period that begins with the date the first tenant moves into 5820-5826 Cabanne Ave, Saint Louis, MO 63112.  https://www.cafestl.org/

 

In August 2026, FKAH LLC received and accepted a LOI from St. Louis Area Agency on Aging to provide onsite and off site supportive services for Fanice Keen Legacy Estates tenants.

In collaboration with community stakeholders and proven development professionals, FKAH LLC has set a goal of creating 200 permanent homes for 400 people by December 31, 2030. 

​

FKAH LLC is excited to share that we are transforming an abandoned church into a Visual & Performing Arts Center at 1914 Union Blvd, Saint Louis, MO 63113 in Union Commercial Corridor's Kingsway West neighborhood.  FKAH purchased this property via a tax sale in July 2022. The arts center will also offer etiquette classes, and in honor of the beautiful Samirah LaMillion Simpson-Bey, our founder's 17 year old great neice who died in a car accident on June 30, 2025 while traveling with a classmate who was driving,  the arts center will include driver safety.

OUR COVID-19 IMPACT STATEMENT

The impact of COVID-19 on the construction and real estate sectors, particularly the rising costs of construction materials and the challenges faced by businesses in HUD Qualified Census Tracts, has been significant. FKAH LLC recognizes these challenges and is committed to addressing them through targeted initiatives. Firstly, FKAH LLC acknowledges the financial strain of the pandemic on real estate developers and property owners due to the significant increase in construction material costs. This has led to the closure of businesses and halted construction projects, severely impacting property maintenance and development. As part of its response, FKAH LLC plans to collaborate with MBE/WBE small businesses to mitigate the negative impact of COVID-19 on these companies by providing financial support and resources.

 

In terms of housing communities, FKAH LLC recognizes the exacerbated socioeconomic divisions and increase in homelessness caused by COVID-19. To combat this, FKAH LLC aims to establish housing communities that promote socioeconomic diversity and inclusivity. This includes offering affordable housing solutions and market-rate apartments, all priced at or below HUD Fair Market Rent. FKAH LLC’s affordable housing initiatives include creating 200 permanent homes for 400 people by December 31, 2030.

Meet Our Team

Marian LaVerne Coffman (she/her)

Marian founded FKAH in loving memory of her late mother Mrs. Fanice Keen.  Marian is a Retired Army Master Sergeant,  and a native of North St. Louis, MO.  She has 19 years of real estate investment and property management experience. 

 

Marian graduated from Grow America's Entrepreneurship Academy and Urban Land Institute's Real Estate Diversity Initiative.  She holds a BA in Psychology and African & Afro-American Studies from Washington University in St. Louis and is a proud Central Visual and Performing Arts High School graduate. 

 

Marian has been part of the West End Neighbors neighborhood association since April 2023.  She is a proud wife, mother, grandmother, and world citizen.  She has traveled to Africa, Asia, Europe, North America, and South America.  Her bucket list includes travel to all continents.

Willie Coffman Sr (he/him)

Willie is an Army veteran and served overseas during Desert Storm.  He was a Captain with the Missouri Department of Corrections and retired after 22 years of service.  He handles contractor relations and project management.

Willie is a proud husband of 30 years, father, and grandfather.  He is a creative who loves to paint, dance, sing, and win at Uno during the monthly Coffman Siblings Game Night with his dad.

On September 13, 2024, our housing production development in the West End neighborhood of Saint Louis, MO was selected by the St. Louis Community Development Administration (CDA) to receive a $1,000,000 HOME Investment Partnerships Program award. This permanent financing, facilitated by CDA, supports our ongoing commitment to revitalizing the community.
